England are seen as one of the favourites by many, and with such a deep squad of talent and a good mix of youth and experience, this just could be England’s year!

The Tournament kicks off on the 11th June with Turkey vs Italy (8pm), with England’s first game coming on Sunday 13th (2pm) against Croatia.
The final kicks off at 8pm on the 11th July 2021.
We will of course be supporting our home nation neighbours in their matches, the first of which are: Wales on Saturday 12th (2pm) and Scotland on Monday 14th (2pm).
So how does it work?
Well, if you sign up to Living in London on a sole agency basis between the start of the Euros (after 8pm June 11th 2021) and the start of the final kick off (before 8pm on July 11th 2021) and England wins the tournament, we won’t charge you a selling or letting fee, simple!

We will then arrange to visit the property to undertake a full market appraisal, where we will also offer any advice if/where needed on what can be done in order to increase the desirability and likelihood of achieving a higher price.
We will then undertake the normal due diligence and prepare the Terms of Business ready for you to review, and if happy, sign.
Provided this is done before the final kicks off, we won’t charge you a selling or letting fee if England win Euro 2020.
Your property doesn’t need to have sold or rented by the 11th July (final), you just need to be signed up before then, but it must sell or let before the end of 2021.

Terms and Conditions:
This offer applies to new property instructions only, meaning properties we have not already been instructed to sell or let in the last 24 months. New instructions must sign a sole agency lettings or sales Terms of Business agreement between the start of the Euros (after 8pm June 11th 2021) and the start of the final kick off (before 8pm on July 11th 2021) to be eligible.
The usual AML (Anti Money Laundering) checks will apply, such as checking proof or ownership, ID, Proof of Address etc.
Your property must be in an area covered by Living in London (SE16 and surrounding areas).
Your property must be in a saleable/rentable condition and meet all necessary legal requirements and come to market at a price agreed by Living in London.
Your property must be let (tenants move in) or sold (completed) before the end of 2021.
Although we will do everything we can to complete the sale/let of your property, we are under no legal obligation to do so.
Additional costs such as EPCs, Safety Certificates, Inventories etc. will not be covered by Living in London, you will need to cover any such additional costs.
For rental properties, the offer applies to the initial term of let and is only for the Let Only portion of the fee. If you would like for a Rent Collect or Fully Managed service, this part of the commission will still be due.
You must enter into the agreement in good faith and with the intention of selling or letting the property and must not do anything which is in anyway obstructive or puts Living in London at any disadvantage.
Should you sign up/instruct Living in London to sell or let your property and we go on to do so but England do not win the Euro 2020 tournament you will be liable to pay the agreed fee in full.
Living in London’s standard sole agency sales commission is 1.75% + vat (2.1% inc).
Living in London’s standard lettings fees are; Let Only = 10% + vat (12% inc), Rent Collect = 13% + vat (15.6 inc) and Full Management 15% + vat (18% inc).
Living in London reserves the right to withdraw this offer at any time.
